Letting your property - The process


Letting out a property can be hard work and knowing what you need to do can save you a lot of time and money. We can help you find the right tenants, get the right price and deal with all the relevant paperwork.

1. Making your property look its best
Generally when tenants take a property they have decided within the first few minutes of being inside, this means to give your property the competitive edge having it look its best can result in it being rented quickly.

Here are a few tips:
  1. Reduce clutter
  2. Neutral decor
  3. Keep entry ways clear
  4. Have a quick tidy before viewings

2. Deciding on the right price
By doing a bit of research on the property portals such as rightmove.co.uk can give you a rough idea of what properties are going for in your area, but if you want a professionals opinion contact? 3. Finding your tenants
Lanes Lettings always have a large register of waiting tenants for all types of property. You will deal with our dedicated Lettings team who have great knowledge of the area, and will aim to know everything relevant about your property. You will receive regular updates on the marketing of your property giving you all the feedback be it good or bad.

Your property will be advertised on the internet, in our office window and in a local magazine giving your property the most exposure to looking tenants.

All the viewings will be accompanied by one of our experienced letting specialists showing your property in the best possible light.

4. Referencing
When we have found you the right tenant we will reference them, which will be employment, previous landlord, credit and if required a character reference. We make you aware if we come across any problems. For more information click here.

5. Tenancy agreement
Lanes Lettings will draw up an Assured Shorthold Tenancy agreement for the agreed period (usually 6 months minimum) setting out any special requirements you have and sign on your behalf, once the tenant has signed we will send you a copy for your records, a section 21 is also signed at the moving in stage.


6. Landlords insurance
It is extremely important that you have the correct insurance when you let out your property, even to the point of making sure you are not underinsured. A great place to get your landlords insurance is here.
